Article 1 General Terms and Conditions
These general terms and conditions apply to a temporary rental agreement between the lessor and the lessee of a (holiday) apartment;

Article 2 Establishment of rental agreement
The rental agreement is concluded after the tenant has fully completed and sent the booking on the website of the landlord and after confirmation of this has been sent by the landlord to the tenant. This applies to reservations made through
the website www.appartementenparkzicht.nl, www.booking.com, www.expedia.nl, as well as all other partners;

Article 3 Payment and cancellation conditions
3.a For each booking no later than 28 days before the commencement date of the rented property, the tenant must pay a deposit of 50% of the rent or, if booking within 28 days before the commencement date of the rented property, transfer 100% of the rent to a bank account specified by the landlord. do write up. In the event of non-payment or incomplete payment, the rental agreement will be terminated with immediate effect and the right to use the apartment will lapse.
3.b In case of cancellation of the booking 28 days prior to the commencement date of the stay in the apartment, the landlord will refund 50% of the rent to the tenant.
3.c In the event of cancellation of the rental agreement within 28 days prior to the commencement date of the stay, the tenant will owe 100% of the rent.
3.d In the event of cancellation, the tenant is deemed to have taken out travel/cancellation insurance.
3.e If there is still an outstanding payment, the tenant must pay this in cash or by debit card upon arrival;

Article 4 Lessor's obligations
The landlord ensures that the apartment is made available to the tenant at the agreed time of arrival, complete and in good condition in accordance with the booking confirmation;

Article 5 Obligations of the tenant
5.a Upon arrival, the tenant is obliged to inspect the apartment for any defects and damage. If there is a defect or damage, the tenant will immediately inform the landlord.
5.b Only persons specified by the tenant at the time of booking are entitled to stay in the apartment or to spend the night.
5.c Visitors are only allowed to stay overnight after prior permission from the landlord and payment of an additional rent to be agreed upon.
5.d There is a smoking ban in and around the rented property
5.e A maximum of 1 dog is allowed during the stay in the apartment.
In the event of a violation of Articles 5 b & 5 c & 5 d & 5.e, the rental agreement will be terminated with immediate effect and the right to use the apartment will lapse.
In the event of dissolution, the tenant will continue to owe the full rental price;
                                                                                                                                                                                           

Article 6 Arrival and departure
Arrival and departure of the tenant take place in accordance with the dates stated in the booking confirmation. Arrival tenant check in from 14:00.
Departure tenant check out no later than 10:30 am.
The tenant must leave the apartment clean and complete;

Article 7. Termination or amendment of the rental agreement by the tenant
The tenant cannot make any changes to a booking made or only after consultation with the landlord up to 28 days before arrival and on the basis of availability;

Article 8. Termination or amendment of the tenancy agreement by the lessor
The landlord can terminate or change the rental agreement in the event of non-payment or late payment by the tenant of the rent, force majeure, war, strike, natural disaster, extraordinary weather conditions, fire, pandemic, death of the landlord, etc.;
 
Article 9. Liability and law
The landlord is not liable for theft, loss or damage suffered by the tenant during the rental of and the stay in the apartment, damage or injury as a result of the use of the apartment or accidents in and around the apartment.
Dutch law applies in the event of a dispute between the tenant and the landlord.
